Glossary

From coves and mile markers to docks and deeded slips, Lake of the Ozarks real estate has its own language. This glossary serves as a helpful guide to the terms you’re most likely to encounter during your real estate journey.

Cove

A small, sheltered inlet off the main channel. Coves sometimes offer calmer water and more privacy. 

Main Channel

The Main Channel of the Lake of the Ozarks (Osage Arm) is the primary, navigable waterway formed by the original path of the Osage River and extends from Bagnell Dam (Mile Marker 0) to Truman Dam. The distance between the 2 dams by water is approx. 93 miles.

Dock

A structure for boat access and storage. Many homes include private or shared docks. 

Boat Slip

A designated space within a dock. It is often deeded or assigned to a property. 

Seawall

A retaining wall along the shoreline. It protects property from erosion. 

Cove Protection

A term for calmer water conditions. It is highly valued by buyers. 

Grand Glaze / Gravois Arm/ Big Niangua/ Little Niangua

Major branches of the lake. Each arm has a distinct feel. 

Deeded Dock

A dock legally attached to a property. It transfers with the home upon sale. 

Lakefront

Property with direct water access. These homes often include docks.

HOA (Homeowners Association)

A governing body for a development. HOAs often manage docks and amenities. 

Mile Marker (MM)

Mile Marker Signs along the shoreline of the Main Channel (Osage Arm) indicate the distance beteween that point and Bagnel Dam(0 miles) by water. Mile Marker Signs in one of the 4 Arms (Grand Glaze, Gravois, Big Niangua, and Little Niangua) indicate the distance from that point to the entrance of the Arm by water. 

Community Dock

A dock shared by multiple owners. It is common in condo developments. 

Lakeview

Property with lake visibility only. It does not include direct access. 

Short-Term Rental (STR)

A property used for nightly rentals. Local rules may apply by area. 

Flood Plain

Areas prone to high water levels. Important for insurance considerations.
